PETsMART BUILDING DISTRIBUTION
CENTER IN OTTAWA, ILLINOIS
McShane
Corporation will develop, lease and construct the new
1,000,000-square-foot North Central Distribution Center
on behalf of Phoenix, AZ-based PETsMART, Inc. Founded
in 1987, PETsMART, Inc. is the nationÕs leading retail
supplier of products, services and solutions for the
lifetime needs of pets. The facility will be located
at McShane CorporationÕs Interstate Commerce Center,
an 80-acre, master-planned business park located on
Interstate 80 at Illinois Route 23 in Ottawa, IL.
Edward Lowenbaum, Witt Truit
and Jason West of Trammell Crow Company, together with
Eric Termansen, Western Retail Advisors, LLC represented
the interests of PETsMART in the transaction. Thomas
G. Barbera of Trammell Crow Company represented owner/developer,
McShane Corporation. Land owners, Jerry Halterman and
Dan Reynolds, Halterman-Reynolds, L.L.C., are participating
partners with McShane Corporation in this sizable build-to-suit.
LaSalle Bank is providing financing for the project.
The design/build team of McShane Construction Corporation
and Harris Architects, Inc. will immediately commence
sitework and construction to provide a June 2005 project
completion for PETsMART.

was selected due to its location on Interstate 80 and
the firmÕs ability to structure a lease and construction
completion schedule that satisfied our clientÕs immediate
requirements," says Trammell CrowÕs Edward Lowenbaum.
"The State of Illinois and the City of Ottawa have provided
valuable assistance throughout the many phases necessary
for this sizable transaction."
Mayor Robert Eschbach, City
of Ottawa, has been instrumental in securing the PETsMART
facility for the community. He stated, "The city has
worked diligently with the development team to secure
this new corporate operation within the community. We
are certain that Ottawa will continue to be recognized
as a strategic location for large distribution centers
supporting the Midwest and North Central regions."
McShane Construction and Harris
Architects will construct the new facility on a 65-acre
portion of the 80-acre site at the Interstate Commerce
Center utilizing a fast track, design/build approach.
The aggressive construction schedule will necessitate
completion in just 10 months in order to accommodate
the occupancy requirements of PETsMART in June 2005.
